CITY OF VICTORIA LISTS LAND FOR SALE

BEGINNINGWITH THE 13.5 ACRES

         Council voted unanimously August 8th to list for sale the city-owned 13.5 acres which are located adjacent to the western edge of Victoria's central business district.    They chose Craig Peterson, a broker from Marathon Real Estate, for an exclusive one-year listing agreement, through August 15th, 2012. 

         The brokerage fee will be 5% of the sale price of the property, or 6% if another broker is involved.  Asking price is $2.9 million. 

         The Victoria Real Estate Committee met with Craig Peterson who, according to city information, has a long history of public sector experience and is currently working with the City of Chanhassen and Southwest Metro Transit on  real estate activities.  Mr. Peterson was the area's representative on the Metropolitan Council, leaving that Council in March 2011.

         The Real Estate Committee is also working on marketing the city-owned 94 acres of farmland located at the intersection of County Road 10 and County Road 43, south of Victoria.  That Committee, which includes Councilmembers Tom O'Connor and Jim Crowley, is not an official city committee.  Said Administrator Don Uram, "The full council agrees that it would be helpful for me to have a couple of designated councilmembers who I can bounce real estate ideas off of."

 

       A Brief History on Three City-Owned Properties

         1) The 13.5 acres is owned by the city as a result of a land swap with Three Rivers Park District.  In 2003 the City of Victoria had purchased 22 acres (15 of the acres unbuildable) on Lake Auburn from MABSSCO for $1.5 million.  The property included the Old Home in existence at that time.  The city had the Home demolished and traded the property to Three Rivers for the 13.5 acres closer to downtown, which, if developed, would double the size of Victoria's Central Business District. 

         According to the city administrator at that time, Dave Urbia, the city spent approximately an additional $1 million in the deal "due to other requirements in the agreement, such as acquiring a parcel of Bohlmann land to go to the Park District to equal land value in the swap, demolition costs, anticipation of future trail construction costs, and potential trail easement costs."

         2) The 94 acres located at Co. Rd. 10 and 43 were purchased by the City of Victoria in 2000 for $425,000.  The city continues to rent the acreage to a local farm family for an annual rent of about $10,200.  Not all of the land is tillable.  It was purchased with several possibilities in mind as the City of Victoria was growing by leaps and bounds in that direction.

         3) The city acquired 4.5 acres at County Road 43 and Tellers Road as part of parkland dedication for the Rhapsody Development in 2005.  The developer, Lyman Lumber, donated the land which was designated to become a Public Works site.  The parkland also provided for a water booster station and park shelter, completed in 2006.  According to Administrator Uram, the city decided late last year to not keep the 4.5 acres at Rhapsody for a Public Works site.  "It's too small," he said.  "The Space Needs Assessment indicated a need for a seven to ten-acre site."

         Has the city chosen a new site?  "Not yet," replied the administrator.
