Tour of Victoria Flats

The Victoria Flats, an 81-unit apartment building in downtown Victoria, was unanimously approved by the Victoria City Council in October 2016.  Groundbreaking occurred on November 22nd, 2016.  Total project cost was $16.5 million.  Open House festivities and public tours were given in May 2018.  The Flats were fully leased in June 2018.

Rental rates on the 81 apartments vary according to size, location, and floor.  The Flats include:

                 7 studio apartments renting from $1,100 to $1,250.

                 51 one-bedroom apartments renting from $1,300 to $1,500.

                 6 one-bedroom apartments plus den renting from $1,600 to $1,750.

                 17 two-bedroom apartments renting from $1,900 to $2,400.

Victoria Flats was developed by The Beard Group which includes Bill Beard, Ben Beard, and Paul Gamst.  The Beard Group and Beard Group Management LLC are family owned and operated companies.  The Beard Group has been in existence for approximately 28 years.

This is a view from the rooftop of The Victoria Flats.  All residents of The Flats have daily access to the large and luxurious open-air patio on the rooftop of the five-story building.  Views to the north reveal Stieger Lake and its northern shoreline in Carver Park.  The attractive buildings in between are the Lakeside constructed in 2014 (on the left) and the City Hall/Library which opened in January 2015.

The west end of the Lakeside building houses The Social, a popular ice cream shop which is a hit for people of all ages.

The east end of Victoria City Hall houses the popular Victoria Library, which is part of the Carver County Library System.

Views to the west of the rooftop patio are especially interesting on Classic Car Nights when people-watching is better than anything on television or at the mall.  Off in the distance rise the Stieger Lake Condos built in 2004.

The firepit on the rooftop patio especially attracts residents on a cool evening.

A row of chaise lounges offers naps and reading time in the sunshine much like at a sandy beach resort.

Gas grills are available on the patio in addition to private deck opportunities.  Doors to the patio close every night at 11 p.m.

The Coffee Bar is located on the walkout level.

There are several strategically located gathering spaces at The Victoria Flats, this one near the front door.

The large Community Room has both hard seating and plush seating.  Left to right, that’s Burgundy Abram (new Victoria Flats Property Manager), Karen Fogarty (VF Leasing Consultant), and Alexandra Anderson (VF Property Manager moving to the Corporate Office).

Karen said that LuxerOne provides residents a secure and convenient way to receive packages in the mail.

The Fitness Center is very popular with residents of The Flats.

This is one of the kitchens in one of the apartments.

The private, enclosed parking garage on the bottom two levels, which accommodates 91 cars, was nearly empty on the recent Monday afternoon of August 20th.

Where were the cars?  Replied Alexandra, “People are at work.”  In other words, most residents at Victoria Flats are younger than retirement age.

Stieger Lake Lane, which is adjacent to The Flats, was /is in the middle of reconstruction.

There are 15 new public parking spaces on the perimeter of The Flats — 9 parallel and 6 diagonal.

The outdoor parking lot includes 37 public parking spaces.

When Owner Bill Beard was asked how he found Victoria, he replied, “We didn’t find Victoria.  Victoria found us.  City Staff called and asked if we could meet and discuss the various redevelopment opportunities that could be available in Victoria.  We accepted and became excited about what Victoria had to offer.”
